AI has, however, played an important role as part of our software engineering process for several years, and now we’ve turned to this exciting new technology to level up luxury real estate sales and marketing. 
We believe the days of fixed, pre-rendered presentations are numbered. We’ve always focused on giving you the tools to dynamically update the content in your sales gallery, but now we’re teaming up with world leading architectural visualization partners to allow you to customize their visualizations of your property, on a per customer basis.
Your future sales center will introduce customers to the property with a playful interactive experience resulting in a customized visual totem shown on a holographic display. Then throughout the sales journey they will see their personalized sculpture in the flythrough in the brand film in the cinema room, and on the table in the renderings of their new dining room, with their favorite model and color of car pulling up to the front of the building. 
If this sounds like the technology of tomorrow, then that’s because it is. The technology is nearly there, but not quite. 
We know how important it is that an AI modified visualization of your property has to respect your architect’s design. Realtime virtual staging where your client’s preferred aesthetic dominates your visuals is our goal, but we won’t accept the compromise of AI removing columns and inserting windows that would affect the structural integrity of your building. 
As we evolve prototypes of this bleeding edge technology we are open to taking on select property developer partners who have an appetite for innovation. There are 3 key areas AI is going to make a difference to the real estate business.  
<h2>Business intelligence</h2>
We’re all familiar with detailed analytics reporting that overwhelms to the point of providing a real challenge to convert these measurements into actionable reports. 
The reason for this is that as the sophistication of analytics tools has increased, so has the complexity and the expertise required to configure them. This means the people setting up your analytics are increasingly far apart mindset wise from the members of your team that will be reading the resulting reports. 
The best analytics reporting are those that include only the most critical information required for you to make decisions about your business. This highly targeted reporting is in stark contrast to the huge, comprehensive analytics overdelivered by today’s ‘experts’. 
Two things AI is very good at are creating highly customized systems, and distilling huge amounts of data. As a result we are starting to see analytics that actually provide actionable reporting that is relevant to your team, where they used to be generalized to your industry.
When selecting your analytics provider on your next project, insist they provide you with access to sample reporting, and if it feels they are trying to impress you with the quantity of reporting, then find yourself another vendor that’s out to impress with their precision instead.
Watch out for an unrelated technology you’re using telling you that you have to use a specific analytics platform of their choosing. The best technical partners will integrate with the analytics platform you decide is best for you.  
<h2>Personalization</h2>
As a customer visiting your sales center, you know my name and have insight into what I like and what I don’t. There’s a level of personalization in my visit, that critical personal touch, although it’s system augmented with you having cribbed the notes on me from your CRM before my visit.
AI provides us with the ability to personalize the customer experience even further.
 Imagine arriving at a sales center and while being introduced to the development you’re handed a beautiful object designed by the architect. As you’re viewing a gallery of past projects the totem in your hand is responding to your movement allowing you to paint a sculpture in 3 dimensions that’s shown on a nearby holographic screen. 
You enter the cinema room where the lights dim and you’re shown a hero film that reveals the building, where you notice that the car pulling up to the front door is the same make, model, and colour as your own car.
Elsewhere in sales center you’re shown renders of the apartment that’s caught your attention, where you notice that the dog that’s sleeping in the living room is the same breed as yours, and that sculpture proudly displayed for your guests to enjoy is the sculpture you created at the start of your visit to the sales center.  
<h2>Production tools</h2>
The tools your technical partners use to deliver their services for you have benefitted greatly from AI augmentation. Although you won’t interact with them directly, you should expect increased flexibility and efficiency.
Larger projects can involve the creation and management of thousands of unique floor plans. Traditionally, marketing drawings have to be artworked by hand from the architectural drawings, but when there’s a repetitive process it’s often the case that AI can play a major role in creating efficiencies.
This is a really mundane use of AI, but it can make a big difference to these very large projects, especially bearing in mind that content tends to change throughout the lifetime of the sales of a development.
It’s not a silver bullet though, as it shifts more emphasis onto our Quality Assurance team to ensure the generative process hasn’t decided to get creative and add a washroom in the middle of the kitchen. Actually, glaring weirdnesses like that are much easier to spot and fix than more subtle errors like slightly moving a door into a room, which require an experienced eye that’s thinking about the space and not just the artwork. 
Even if your development is not at the giga scale, you should expect two key benefits from our use of AI.
First we’re able to turn around last minute requests that simply wouldn’t have been possible before we had access to these AI tools. Last year we were able to create 7 interactive maps in 5 days for a project reacting to unexpected market trends. We accomplished this by using an approach called Centaur Coding – from the half human, half horse creature which has the human half in control with extra horsepower from the horse, with the horse in this case being AI tools to increase output.
And then there’s the Cyborg Coder approach where the line between human coder and AI tools is blurred. The speed at which we can work with this approach is magnitudes faster than before, but currently the tools are only viable for new, simpler software projects being created by a solo software engineer. 
Being enterprise software, our codebase is large with teams of engineers working on it simultaneously, but the Cyborg Coder approach means we’re now able to create new standalone software products for customers with smaller developments.
The integration of AI into luxury real estate marketing isn’t about replacing the human touch-it’s about enhancing it.
